KOPERASI UKHWAH BOUGHT RM20 MILLION SHOPHOUSES IN KL

Koperasi Ukhwah has successfully bought a high profile shop houses in Kuala Lumpur. The properties are situated in Plaza Damaz Phase III, Sri Hartamas, KL. Below is the full text speech by the Chairman of Koperasi Ukhwah, Hj Mustapa Kamal b Maulut, during the signing ceremony :


In The Name of Allah, The Most Graceful and The Most Merciful

Thank you Mr Chairman. Good morning Our Honourable Mr Yap Boon Teck, Group General Manager of Malaysia Land Properties Sdn Bhd., Mr Terence Yooi Sing Keen, CEO Maximerge Capital Sdn Bhd., my beloved YBhg. Datuk Rahim Baba, a council member of Suruhanjaya Koperasi Malaysia, ladies and gentlemen.

First and foremost, I would like to thank Allah SWT for granting me this health and opportunity to deliver a speech during this memorable ceremony. And I am very delighted to be with you today for this signing ceremony of purchasing this property.

I am representing an organization named Koperasi Pendidikan Islam Malaysia Berhad or widely known as Koperasi Ukhwah. It is a corporative registered in Kuala Lumpur with the capacity of over 40,000 members. Our core businesses are property and credit cooperative.

Today we are proud to widen our involvement in property by purchasing 8 shop houses in Plaza Damas Phase 3 with estimated purchase price of RM22 mil. It is the most strategic and potential investment decision has been made by Koperasi Ukhwah for long term profit making.


Why Koperasi Ukhwah invest in this area?
There are two concept applied in managing a cooperative. The first concept of cooperative is running any business activity to serve members. On the other hand, the second concept which is a more proactive concept is having a high profile business investment and use the profit to serve back and give benefits to our members. For many years Ukhwah has applied the second concept and has shown a great performance in carrying out its social responsibility through the second concept.

Ukhwah started from renting a small bungalow, to carry out its activities, to buying a bigger one equipped with swimming pool. In fact, Ukhwah already has 8 semi-D bungalows in Kiara View Sri Hartamas, which is just nearby Plaza Damas shopping complex. For whatever size it evolves, Ukhwah takes the initiative as an organization to increase the Bumiputera equity in Kuala Lumpur city centre, in which this responsibility should be taken up by UDA.

Ukhwah believes its has made the best choice since this area meets the criteria needed such as having good infrastructure, green area, ample community facilities, sufficient parking bays, good building height and attractive design.

In today’s fast-paced society and hectic lifestyles brings about fatigue and stress. This area is so suitable to be transformed into a magical rejuvenated centre. The extensive selection could be ranged from restaurant, spa, beauty centre, or even clinic. Three keywords that struck my mind now, for the future buyers or tenants, are that transforming these shops into a beauty, health and relaxation centre, and not to forget a banking outlet.

The green plants surrounding this area create a harmonious and calm ambience. I believe this will provide a memorable shopping experience through the environment created here, which is providing an opportunity for the shoppers to soothe their senses.

Furthermore, its accessibility to people from almost all suburbs in the city will create an excellent meeting place both formal and informal. When we talk about accessibility, this location is in the centre of the second ring. From Jalan Duta Toll, people from as far as Klang, Shah Alam and Subang could access to our place. People from Seremban can come from Kerinchi Highway. People from East Coast can come from Karak Highway. And people from Kuala Lumpur itself can come from Jalan Duta roundabout.

Recently, a public listed company, YNH Property, has announced the launching of RM680 mil project in our neighbouring land, near Plaza Mont Kiara, a landmark business and commercial complex. The project comprises of serviced apartments, an office block and a retail centre. Again, this will boost the business activities in this area and contribute to a higher market price for our shop houses. The very important thing is another neighbour of ours is the construction of National Palace. Is it not turning this area into an exclusive and high prestige shopping mall? These are the reasons which drive us to invest here.

I would like to share with the audience that Koperasi Ukhwah has by to date owned a property of RM100 millions in current market value in Kuala Lumpur. With this note, we optimise that we will be one of the important property players in near future. Thanks to Allah SWT.
